Kevin Bailey Team LLC, doing business as Kevin Bailey Real Estate, an agent team with eXp Realty ("we," "us," "our"), respects your privacy. This policy covers our websites (homesbybailey.com, kevinbaileylisting.com and its seller toolkit, novahomevalues.net, kevinbaileyreviews.com, referkevin.com, kevinbailey.net, kevinbailey.co and tourkevinslisting.com), our phone and text line 571-496-9009, and the emails we send. It explains what we collect, why, who sees it, how long we keep it, and the choices you have.
What we collect
What you give us. Your name, email and phone number when you send a form, request a home valuation, book a call or a showing, ask a question, or text or call our line. The details of your request: the property address, your timeline, whether you own the home, whether you are working with another agent, and anything you write in a message. If you refer someone, the name and contact details you give us about them (see "Information about other people").
Your seller toolkit account. If you create a free toolkit account: your email, name, phone and the address of your home; what you type into the tools, including a sale price and a mortgage payoff; your readiness answers; your moving plan; your document checklist; messages between you and Kevin; and any price analysis or cash offer you request. We also keep a record of which tools you open and for how long, under an anonymous first-party identifier, and we join that record to your account when you sign up or sign in, reaching back one day; the record also keeps the page and the site you came from. Each time you sign in we note your device and browser type.
Calls and texts. Calls answered or placed by our AI assistant are recorded and transcribed, with a notice at the start. When a call is passed to Kevin, his part is not recorded, and calls that go straight to Kevin are not recorded. Texts you send to our line are kept, forwarded to Kevin's phone, and recorded in our contact system.
Website usage. Which pages are viewed and which tools are used, from Google Analytics and the Meta pixel (see "Analytics and advertising"), and from our own first-party records on the toolkit.
Your internet address. Every form, booking and sign-in reads your IP address. It goes to Cloudflare's spam check, and we keep it only as a keyed one-way hash for rate limits (sign-in links, bookings, AI calls, the admin sign-in). We do not store the address itself, and we never show it or send it to advertising services.
How we use it
- To answer your request, schedule and confirm appointments, and follow up on valuations, referrals and listings.
- To call you back, including through our AI-assisted calling, when you ask for a call or send a form; and to text you a booking confirmation and, after two unanswered calls, one follow-up text.
- To send account emails (sign-in links, a welcome, a one-time reminder after an unfinished sign-up, updates on your requests, tool emails you ask for, Kevin's replies) and, to toolkit members, a quarterly note on your area's market, which you can turn off with one click.
- To improve our assistant: once a week, an AI reads the past week's call transcripts, with callers' numbers cut to their last four digits and names, emails and addresses removed from the call records (though not from the words spoken on the call), and proposes fixes that Kevin approves.
- To prevent spam and abuse and to limit repeated requests.
- To keep the records a licensed real estate practice must keep.
- To understand which pages people read and which ads brought them here.
Who we share it with
Service providers who work for us: Follow Up Boss (our contact system), VAPI (our AI voice assistant, which uses OpenAI and Deepgram for speech and transcription), Twilio (calls and texts), Resend (toolkit emails and sign-in links, which may record opens and clicks), Supabase (our database and sign-in), Vercel (hosting), Cloudflare (spam checks), Google (calendar scheduling, Gmail for Kevin's alerts, Business Profile for reviews, Analytics, and Drive for an off-site copy of our backups) and Meta (the pixel), and Anthropic (the weekly transcript review described above). Each of them may use your information only to provide its service to us.
Who has access. The leads and information collected through the Services are held by Kevin Bailey and his team, and only they have access to them. They are not given to eXp Realty; records of a transaction you complete with us are kept as the brokerage and the law require. We may also disclose information when the law requires it, to protect our rights or someone's safety, or as part of a sale or change of our business.
We do not sell your personal information. We do not share mobile numbers or text-message consent with third parties or affiliates for their marketing.
Calls, texts and your consent
When you give us your phone number on a form, you agree, by the sentence above the button, that we may call and text you about your request, including through our AI-assisted calling. The toolkit asks separately, with an optional box that starts unchecked. Message frequency varies; message and data rates may apply.
Where we call, text and email from. You may hear from us from 571-496-9009 (our line, answered by Kevin or his AI assistant), 703-775-4480 (our team line) or Kevin's direct cell, 571-339-9717, and by email from kevin@homesbybailey.com, support@homesbybailey.com, info@, listings@, sales@ or noreply@homesbybailey.com, and portal@mail.kevinbaileylisting.com for the toolkit. If you find us through Google Local Services, Google connects and records that call under its own terms before it reaches our line.
Calls handled by our AI assistant are recorded, with a notice at the start. Maryland requires every party's consent to recording, which is why our AI does not place calls about Maryland properties; those requests go to Kevin personally.
How to stop. Reply STOP to any text and we stop texting and calling that number. Say "stop calling" on a call and we stop calling. In the toolkit, withdraw consent on your profile. Reply HELP to any text for help, or call 571-496-9009. Every market email has a one-click unsubscribe, and the toolkit has email preferences. START after a STOP restores texts and calls.
Analytics and advertising
We use Google Analytics 4 and the Meta pixel to see which pages are read, which tools are used, and which ads brought someone here: counts and patterns, not profiles we build about you. They collect usage data: pages viewed, roughly where in the country you are, your device and browser, and cookies or similar identifiers that recognize a returning visit. We never send them your name, email, phone number or property address, and our pages are built so that nothing you type reaches them. The Meta pixel also lets us show ads to people who have visited our sites; under Virginia's and Maryland's privacy laws that is "targeted advertising," and you may opt out.
Your controls. If your browser sends the Global Privacy Control signal, we honor it: neither Google Analytics nor the Meta pixel loads. Google's opt-out add-on is at tools.google.com/dlpage/gaoptout; Meta's ad settings are under Ad Preferences in your Meta account; your browser's cookie controls work on both. Your browser can also send Do Not Track, but there is no agreed standard for it and we do not change our behavior on that signal; the controls above are the ones that work.

We use no consent banner. The only cookies from other companies are the two analytics tools above, to which the controls in "Analytics and advertising" apply, and a YouTube player in one blog post, which stores nothing until the video is played.
How long we keep it
We keep the information you give us, our call recordings and transcripts, texts and contact records for as long as we need them for our records as a licensed real estate practice, or until you ask us to delete them (see "Your choices and rights"), unless the law requires us to remove them sooner or keep them longer. The do-not-call list and its removal record are kept permanently, so your opt-out holds. Toolkit data stays until you erase your account. Short-lived technical records are removed on a schedule: sign-in rate-limit records after one day, booking rate-limit records after three days, sign-in codes a day after use, the AI-call queue after 90 days (a call waiting on Kevin stays until he clears it), and job logs after 90 days. Recordings held by our voice provider follow its schedule.
Your choices and rights
You can ask what information we hold about you, ask us to correct it, ask us to delete it, or ask for a copy, at our data request page or by email to support@homesbybailey.com or by phone at 571-496-9009. We verify a request by matching it to the email or phone number on the record and, where needed, one follow-up question. We answer within 45 days, with one 45-day extension if a request is complex, and we tell you if we need it. If we decline a request you may ask us to reconsider by replying to our answer. Toolkit members can erase their own account from the profile page; that removes the account and everything saved in it. When we delete your information, we delete it first from Follow Up Boss, our contact system, and then from every system of our own that holds it; our service providers delete on their own schedules, and we ask them to.
Deletion is subject to the records a licensed real estate practice must keep and to the do-not-call list, which we keep so that your opt-out stays in force.
Residents of Virginia, Maryland and the District of Columbia. Virginia's Consumer Data Protection Act and Maryland's Online Data Privacy Act give residents rights to access, correct, delete and obtain their data and to opt out of targeted advertising, and apply to businesses above a volume of consumers that our practice may not reach. We honor these rights for everyone regardless.
Information about other people
If you refer someone or give us another person's contact details, only do so with their permission. We use those details to reach the person about the referral and to record it, and the person has the same choices and rights described here.
Children and age
Our websites and services are for adults. They are not directed to anyone under 18, and we do not knowingly collect information from anyone under 18. If you believe a minor has given us information, contact us and we will delete it. (Children under 13 are further protected by the federal Children's Online Privacy Protection Act.)
Security
We protect your information with encryption in transit, access controls, database row-level security so that toolkit users can see only their own data, rate limits, and a second sign-in step on our admin. No method is perfect, and we cannot guarantee absolute security.
Where your data is processed
In the United States, by us and by the service providers named above.
Changes
When we change this policy we post the new version here with its date. For a material change to how we use your information, we also tell toolkit members by email.
