Listing Ready
Get the work done before you sell, and pay for it at closing.
Through Kevin Bailey - Listing Ready, powered by eXp Ready™, my sellers can put up to $50,000 into staging, paint, repairs and whatever else the home needs before we list, with nothing due until the home closes.
Book a callWho it is for
For the home that needs a little work first.
You know the home would sell for more with some work: fresh paint, a few repairs, the right staging. You just don’t want to tie up your cash or put it on a credit card. Listing Ready covers the work now, and you pay it back at closing.
How it works
From our first walk-through to closing.
- We meet, walk the home, and agree on what is worth doing.
- When we sign the listing agreement, I introduce you to the program and you take the next step with me. The application takes about five minutes, with a soft credit check that does not affect your score.
- Approved sellers can use up to $50,000, usually the same day.
- You hire whoever you want: your contractors, your stager, your mover.
- At closing, you repay only what you spent, plus the interest and the one-time fee, out of your proceeds.
What it can cover
Nearly all of the prep, from paint to the movers.
- Staging and furniture
- Painting
- Flooring
- Repairs and updates
- Landscaping
- Cleaning and organizing
- HVAC and electrical
- Moving and storage
- Temporary housing
It cannot cover tax liens, existing secured debt on the home, or closing costs.

What it costs
What you pay, and when.
- About 1% a month on the amount you actually borrow.
- A one-time $499 loan fee, only if you use the money.*
- Nothing until closing. No monthly payments.¹
It is built as a short-term loan, no more than a year. Most of my sellers are closed within a few months, so the interest stays small, and for this kind of short stretch it is usually cheaper than a HELOC or a credit card.
Who qualifies
What the lender looks for.
- A credit score of 680 or higher.
- You own the home, or act for the owner, including through an LLC, a trust, an estate or a power of attorney.
- At least 20% equity in the home, or 10% in some cases.
- A signed listing agreement with me.
- A list price under $4 million.
- One loan at a time.
Additional criteria may apply. Approval is the lender’s decision, not mine.²
Why bother
What the research says.
- Nearly half of sellers’ agents (49%) said staging cut the time a home spent on the market, and 29% of agents saw offers rise 1 to 10 percent.Source: National Association of Realtors, 2025 Profile of Home Staging (May 2025)

Questions people ask
The short answers.
Does applying hurt my credit?
No. The application uses a soft credit check, which does not affect your score, and drawing the money does not either.
Do I have to use it all?
No. You repay only what you actually spend, plus the interest on it and the one-time $499 loan fee.
What if the home does not sell in a year?
The loan is still owed. You can ask the lender for more time or a payment plan.
I’m also buying. Does this affect my mortgage?
There is no hard credit pull and no lien on your home. The loan is reported only when it comes due, and it can count against your score only if it is still unpaid 30 days later.
What if I never use the money?
Nothing is owed. The $499 loan fee is charged only if you use the money.
Can an LLC or a trust use it?
Yes. A home held by an LLC, a trust or an estate, or sold under a power of attorney, can qualify. The lender may ask for documents that show ownership.
How is it paid back?
At closing, straight from your proceeds. If the listing agreement ends first, or 12 months pass, it comes due then.
